Being a CGA is not the end all and be all in commercial mortgage lending, nor does it guarantee results. But, it does give me professional credibility and a thorough understanding of financial analysis. This, in turn, gives me a tremendous advantage when analysing & designing presentation packages for commercial lenders. Further, this enables me to negotiate with lenders from a position of strength, thereby greatly increasing our chances of success. Commercial mortgages differ from residential mortgages in a number of significant ways. Firstly, the cash flow of the multi-family, commercial, investment or industrial building is the primary source of funds used to pay the mortgage. Thus, the individual's net worth and personal cash flow is, although still important, secondary in a lender's funding decision. Next, the commercial lending community is a very small, interlinked group and, while the lenders don't share information on their successful financings, they do chat amongst themselves about the deals they have turned down. Further, lenders like to have the first opportunity to review applications. Consequently, a mortgage application that is sent to many lenders simoutaneously using a shotgun approach, normally are dead from the get go.
